Tuesday's Public Hearing of the City Council, which included the proposed South Shaganappi Local Area Plan, finally concluded at 9:30 pm.
Although we didn't get all of the changes that we requested, we got more than we expected to get from this polarized Council:
The proposed 6 Storey allowable density for the block comprising University Drive and Hamilton Street was reduced to 3 Storeys
The proposed 6 Storey allowable density for the single family residences on 29th Street was reduced to 4 Storeys
The Urban Form for the single family residences on 29th Street was reduced from Neighborhood Connector to Neighborhood Local.
Although we weren't able to get the 4 Storeys on the west side of our community reduced to 3 Storeys, all is not lost yet. Any application for a 4 Storey development will require a Land Use change application and a Public Hearing at Council. The status of Neighborhood Local will help in our contesting any Land Use change applications. Also, hopefully we will have a more representative Council after this October's elections.
Tactically, we didn't contest the proposed increases in density at Foothills Village and Foothills Professional Building. We didn't want to be seen as requesting too many reductions and instead wanted to focus on reducing the 6 Storey recommendations on the 2 sides of our community..
Based on historic traffic studies for the Arthur J. E. Child Comprehensive Cancer Centre and the 3rd phase of the Brentwood Care Centre, we don't believe that there is capacity for large developments on the North end of 29th Street near 16th Avenue.
We would like to thank all of our residents that made written submissions to the City Council for the Hearing.
Also we would like to express our great appreciation to our Councillor Terry Wong for his Courageous Advocacy for our concerns at the hearing. In addition we received good support from the Ward 7 staff in advice and preparing the amendments.
