The SAHCA recently held a community discussion about development related issues in SAH. The Board is providing the following information regarding a couple of important issues to keep the community updated.
The first is a reminder that the proposed South Shaganappi Communities Local Area Plan (SSLAP) will be presented at the City Council Public Hearing starting on March 4. SAHCA will be at that meeting to argue for some changes to plan.
The second reminder is that blanket rezoning is in effect in SAH and this may have significant effects on densification. All discretionary development permit applications are available for viewing and comments by the public on the City's website using DMap (developmentmap.calgary.ca).
Townhouses and Rowhouses are now permitted in all low density areas across the City. They are a discretionary use which means that the Community Association and neighbours can provide their comments (positive or negative) on the proposed development.
SAHCA has received the first application for a townhouse under this new zoning. It is for a 10 unit development with a 5 car garage at 2948 - 13 Avenue NW. The picture above is the proposed development. You can see the entire file on DMap using this link DMap.
Potential concerns that can be raised on a discretionary application include: context, massing, parking, privacy (overlooking windows), air conditioners and shadowing. March 21 is the deadline for comments to the File Manager using the 'Share your comments' feature on DMap.
The SAHCA Board encourages residents to check DMap regularly to see what is being done in the community if development is of interest.
