The proposed South Shaganappi Communities Local Area Plan (SSLAP) will be presented at the City Council Public Hearing starting on March 4.
The proposed plan has allowable densities of up to 6 Storeys for 2 areas in St. Andrews Heights:
Also the proposed plan has allowable densities of up to 4 Storeys on the west side of Toronto Crescent and St. Andrews Place between 11th and 14th Avenues (this is intended as a transition between the proposed 6 Storey on 29th Street and the R-CG status in the rest of our community).
The St. Andrews Heights Community Association will be making a verbal presentation at the City Council Public Hearing against all 3 of these proposed increases to allowable densities, based on the following concerns:
University Drive-Hamilton Street properties will be dramatically impacted by the proposed Crowchild Trail upgrade (not currently funded but likely within the 30 year planning horizon of the SSLAP).
The cul-de-sac for the University Drive properties could not handle the magnitude of the proposed density.
The service road fronting most of the single detached homes on 29th Street would not handle the proposed increased density. Also the service road is one of only 2 accesses to SAH and is currently at its maximum capacity for access use and the shared bike lane.
Without the increased allowable density on 29th Street, there is no reason for the proposed 4 Storey transition on the west side of Toronto Crescent and St. Andrews Place.
Councillor Wong is supportive of the SAHCA concerns on the 3 proposed areas of increased allowable density.
